MARYSVILLE — Property west of State Avenue will be the subject of discussion at an upcoming city of Marysville neighborhood meeting.

The meeting to consider the proposed 88th Street master plan is set for 6-8 p.m. on March 3 in the Marysville City Council Chambers, on the second floor of the Marysville City Hall at 1049 State Ave.

The master plan area is located just west of State Avenue and the railroad tracks extending to Quilceda Creek from 88th Street NE south to 80th Street. The proposed master plan would establish allowable land uses and design standards on this property.

Planners at the neighborhood meeting will provide an overview of the draft plan under review by the city of Marysville Planning Commission, which will also conduct workshops and a public hearing tentatively scheduled for March or April, according to Senior Planner Chris Holland.

Holland explained that city of Marysville planners want to use a hybrid form-based code for the rezones that would combine the graphic orientation provisions from a form-based code model with use provisions, development standards and design guidelines. Property features within the master plan area include open space, wetlands, shoreline setbacks and steep slopes in the Quilceda Creek corridor that limit buildable areas. A new local-access roadway west of the tracks could be built using private funds, and an expanded railroad crossing at 84th could also be part of future plans.

The city of Marysville’s 2005 comprehensive plan calls for a rezone of the area subject to adoption of a master plan. The City Council is anticipated to receive the master plan for adoption in late May.
